Within the real estate industry, there are a number of different certifications available for individuals interested in getting involved in the purchasing and selling of any residential, commercial or industrial real estate throughout the country. While some positions with the industry may not necessarily require a certification for an individual to participate in the field the possession of a certification will, nevertheless, increase both your own reputation and desirability factor on the market.
One of the primary fields that requires a certification is the area of real estate appraisal. Required for both banking institutions and private home purchases to assess the true value of a home, real estate appraisers are one of the key players in the field for both mortgage consideration and overall purchase decisions due to the fact that they can effectively attribute a true market value to a piece of property. Given their importance, each state requires real estate appraisers to maintain certifications in their area of expertise and to ensure the quality of their work over the course of their career.
Some appraisal groups that offer certifications in the real estate industry include the American Association of Certified Appraisers, the National Association of Real Estate Appraisers, the National Residential Appraisers Institute and the National Association of Master Appraisers. The Accredited Review Appraiser’s Council also offers more specialized certifications for review appraisers rather than simply initial assessment of some areas. Each of these groups offers a slightly different option in terms of appraisal certification and training dependent upon your particular area of interest and certification through one of them should be obtained before pursuing a career in the real estate industry.
Non-residential property interest also carried with it a number of different certifications through associations as well, particularly the commercial property industry due to its high potential to affect the economic profitability of an area. The Commercial Investment Real Estate Institute, for example, offers the chance for individuals to become a Certified Commercial Investment Member in order to enable them to fully leverage commercial real estate in their particular geographic area of interest.
